City of South Lake Tahoe and El Dorado County Vacation Home Rental Ordinance (#928):
*Occupancy: Limited to number of persons listed on rental agreement signed by the guest. You may be asked to leave without a refund if maximum is exceeded.
*Parking: Cars shall only be parked in paved parking places (not on grass, dirt, etc.) and limited to number of spaces provided for this particular property.
*Trash: Do not place plastic bags outside for trash pick up. Either leave trash in cans at curb side the morning of pick-up or leave bagged up in the kitchen or garage upon departure.
* Noise, etc.: Occupants shall not disturb, annoy, endanger or interfere with any neighbors at any time. Interfering with their quiet enjoyment may result in a monetary fine and vacating the property without a refund.
** Any guest who violates the City ordinance and causes a neighbor to take legal or other action against the owner of the property, will be directly responsible for any of the owner’s fees (legal or other) until the situation is settled in or out of court.
Payment: A security deposit is due within 2 days of reserving a property, with the full balance of rent, tax and cleaning due 30 days prior to arrival. Holiday payments may differ. We accept VISA, Master Card, Personal Check or Money Order. Should your personal check be returned for any reason, there will be a $25 returned check fee added to your balance.
Additional Fees: Each property located in the South Lake Tahoe City Limits is subject to 10% city tax on rent and cleaning plus $4.50 per night (Tourism Improvement District tax implemented by the City of South Lake Tahoe). Any property located outside South Lake Tahoe City limits is subject to 10% county tax on rent and cleaning. All properties rented require a mandatory departure cleaning fee ranging from $65-180, depending on size and occupancy of the property.
Cancellation Policy: Pre-paid deposit and/or rent are subject to forfeiture. An administrative fee of $50.00 will be applied against all canceled reservations after a deposit is received. Refund of the remainder will be made only if written notice, (by e-mail or mail) is received 30 days or more prior to arrival date, or if accommodations are re-rented. If you choose to cancel 30 days or less prior to your arrival date, you may be subject to paying the full rent amount if we are unable to re-rent the property. Holiday cancellations will be subject to more severe terms. Contact Lake Valley Properties for details.
Travel Guard Travel Insurance (optional): Optional trip insurance is offered at the time of booking and must be confirmed or denied prior to final payment through Travel Guard. You can see details of coverage in the attached flyer or link to it from our web-site, www.lakevalleyproperties.com. Once trip insurance is confirmed, there are no refunds for the insurance amount regardless of cancellation date. If you file a claim, any money will be refunded by Travel Guard according to their guidelines.
Accidental Damage Waiver Insurance (optional): Provides coverage for accidental damages to your rental property during your stay, in place of a security deposit. ARDI covers unintentional damage up to $3000. Renters commonly use ARDI to cover things like carpet spills, furniture tears, broken lamps and more. If you are staying in a pet friendly home, ARDI provides coverage for damage caused by pets!
What To Bring: Most properties have sheets and towels provided (see your confirmation for details). All rentals are equipped with blankets, pillows, fully equipped kitchens with utensils, and cable TV. Your unit is also equipped with the amenities on your confirmation. If the property you rented has a hot tub, you may want to bring a few extra towels. You should also bring personal soaps, detergents (laundry and dish), toilet paper, paper towels, and garbage bags. We provide 1 roll of toilet paper per bathroom and 1 roll of paper towels in the kitchen.
Office Hours: Monday through Friday 9:00am-5:00pm. Holiday and seasonal hours may vary.
After Hours Check-In Info: We can make arrangements for after hours check ins. Please contact our office for details.
After Hours Emergencies: We have a 24 hour answering service available for EMERGENCIES when our office is closed. Non-emergencies will be noted and handled the following business day.
Maintenance and Housekeeping: Our maintenance and housekeeping staff are here to make sure your vacation home is in the best condition that it can be. If you should discover otherwise, please report it to us immediately and we will do our best to correct it as soon as possible.
A Reminder: You are renting a privately owned home or condo. It has been equipped and decorated to satisfy the particular tastes and desires of the owner. The condition of the unit and its furnishings vary according to the age of the home and the care given by the owner. Please be considerate of the belongings of the owner and to the people who will be renting the unit after you.
Smoking Policy: There is NO SMOKING allowed in ANY vacation rental. Please smoke outside with the door closed, use a proper disposal for ashes, or smoke off the premises completely. If cigarette butts need to be picked up after your departure, you will be charged extra.
Check Out Procedures: Please return the keys to our office or leave them on the kitchen table of your rental property and lock the door behind you by 11:00am. If we are out of the office, please leave them in the black box next to our door.
We provide departure cleaning for you. We ask that you leave the property neat and orderly.
1. Remove all food from refrigerator.
2. Load dishwasher and start.
3. Wash, dry and put away pots, pans and any items not able to go in the dishwasher.
4. Leave furniture arranged as you found it.
5. Put garbage in sturdy garbage bag and either put in complex dumpster (if available), or leave bagged up in the kitchen or laundry room.
6. Close and lock all windows and doors.
7. In cold weather, leave heat on 58 degrees. Do NOT turn the heat off as pipes could freeze and cause serious damage.
Deposits: Your security deposit will be mailed or refunded to your credit card (if used for the deposit) within 2 weeks from your check-out date.
Items Left in the Unit: Lake Valley Properties is not responsible for personal items left in a unit. There will be a fee for returning items left behind.
A Few Notes: We do not recommend the use of sofa sleeper beds by adults as they may be uncomfortable. No refunds can be issued if found uncomfortable.
We cannot guarantee spas, hot tubs, electronic equipment, appliances or phones but will make every effort to make sure that repairs will be made as soon as reasonably possible. Any refunds made will be at the discretion of Lake Valley Properties. No refunds will be made for TV malfunction, kitchen appliance malfunction or other electronic equipment malfunction.
Upon your departure, if a hot tub is left excessively dirty, you may be charged for a clean and fill from your deposit (minimum $50). Please do not take food and drinks or put bubbles or solutions in the hot tubs.
Reservations are not predicated upon weather or snow conditions. At the discretion of Lake Valley Properties, a partial refund or change of dates will be considered if roads leading to Lake Tahoe are closed for a substantial time. Since winter weather is unpredictable, we recommend you carry chains at all times and check road conditions prior to arrival.
In the event the property is not rentable due to sale, damage or unforeseen circumstances, we will provide comparable accommodations or a full refund.
